Heritage Place Operations Manager

Overview
We are seeking a dedicated and experienced Operations Manager (Building & Facilities) to oversee the maintenance and operations of our facilities. The ideal candidate will possess strong project management skills and a solid understanding of mechanical systems, ensuring that our facilities operate efficiently and safely.

Responsibilities

  • Oversee Operations Team: including scheduling, coordination of all department required compliance and training and maintenance logs, assisting in performance reviews, and conducting team meetings
  • Daily patrols of the Property, to assess preventative and reactive maintenance duties (such as snow removal, landscaping, repairs, etc.); and review all pertinent issues with the Property Manager
  • Assist with and lead Team with on-site maintenance duties and responsibilities as dictated by staffing level and weather
  • Oversee response to tenant service calls as directed by the Property Manager
  • Regular roof inspections and reporting including seagull permitting with regulatory authority and daily seasonal monitoring of roof snow loads
  • Contractor Management & Oversight: Oversee all projects and routine inspections and repairs undertaken by contractors and maintain contractor Insurance & WSIB logs
  • Assist in the preparation of Capital Projects by reviewing the property, preparing the scope of work, obtaining quotes and making recommendations
  • Oversee Special Project Work including Improvements and Landlord work for Leasing by reviewing the project, making recommendations, preparing the scope of work, and obtaining quotes
  • Review monthly accounting statement and comment on accuracy and budget variances
  • After hours emergency coverage
  • Other duties / projects as assigned

Requirements

  • Proven experience in facilities management or a related field.
  • Strong project management skills with the ability to prioritize tasks effectively.
  • Supervisory experience in managing maintenance teams and/or contractors.
  • Mechanical knowledge related to HVAC systems, electrical systems, and real estate maintenance practices.
  • Familiarity with schematics and blueprints for effective project execution.
  • Ability to work independently as well as collaboratively within a team environment.
